Do you look for other fraternal groups to buy/rent these properties or individuals?
We place properties on a Multi Listing Service that is viewed by National Fraternities and Sororities, as well as local corporations, universities, student groups, and commercial investors. We use several different mediums and venues to draw the niche market to the site. We are simply the conduit for the information and interested groups (individuals) would contact you. Property owners then make decisions based on organizational needs and philosophy.

Won’t it hurt our image if members can view the site and see that we have properties for sale?
Individuals will not be able to randomly view the properties listed without becoming a member. This curtails the information going to directly to students.

Why shouldn’t we just list with a realtor instead?
Although realtors can be very helpful in a typical real estate transaction, these transitions are anything but typical. The usual methods of selling a property do not reach the groups or individuals who are usually interested in these properties. Using a realtor to sell or find a property also means that either the buyer/seller or combination thereof will be paying a substantial commission fee. We encourage groups who do not have a real estate attorney to work with a broker to complete the transaction. Once a property match is made, we can assist you in locating a broker who has industry specific experience.

We are not sure if we want to sell our property, but would like to know if there is interest in our property. Is this possible?

Do you also assist in finding tenants to lease properties?
You can list the property for sale, lease, or sale/lease and will more than likely have several offers from which to choose.

Since we are not advertising to individuals, we do not do background checks on the potential organizational tenants.

Do you provide lease breaking protection?
No, we do not provide lease breaking protection, however groups who break a lease would be in jeopardy of not being able to search the site for property alternatives.

How do you manage damage protections for tenants your company might bring us?
We do not offer damage protection and suggest that you have clear language in your contracts for such events. We also recommend that you consult with an attorney and your insurance company regarding damage protection.
